If you drive up U.S. 17 out of Wilmington, you’ll come upon the small town of Hampstead, NC. On Google Maps, it doesn’t look like much, but if you drive through, you’re likely to be surprised by all it has to offer. Hampstead has a lot of what Wilmington has, just on a smaller scale, including: branches for popular businesses (Port City Java, Dunkin Donuts, Brooklyn Pizza, Subway, Food Lion, CVS, Family Dollar, Advance Auto Parts, etc.), medical centers (Wilmington Health, Hampstead Medical Center, and many privately owned), the DMV, dance studios, insurance companies, automechanics, pottery/paint studios, furniture stores, seafood companies, and more. They’re made to blend in with the general small town aesthetic of Hampstead. One more thing that Hampstead has that is like Wilmington is a fantastic park – Kiwanis Park.
Hampstead residents have a lot of pride in their small town. Just ask Esther and John at the concession stand in Kiwanis Park. They were happy to share some info about the site.
The 82 acres located on Country Club Road and Sloop Point Loop Road that make up Kiwanis Park were a donation from the Tommie Little and Bill Clark Families. Its development was a collaboration between Pender County and The Kiwanis Club of Hampstead, and made possible by tax payer dollars and grants. Since its inception, it has become a public center for residents of Hampstead, and a feature that many boast about when speaking of their small town.

1 covered picnic area
1 volunteer-ran concession stand with restrooms where 100% of proceeds go back into Kiwanis Park
3 utility fields (soccer, lacrosse and field hockey)
8 netted batting practice areas
1 football field with a scoreboard
2 beach volleyball courts
2 baseball fields and 1 softball field all equipped with lights and a scoreboard
1 adult softball field with lights for night games
Tons of parking available with lighting for late games
And the park is continuing to improve. Currently proposed are 3 additional utility fields and 6 tennis courts.
Kiwanis Park is host to multiple youth sports teams and adult intramural teams ran by private organizations. Through these groups, residents have plenty to do throughout the year, in addition to special events organized by the Kiwanis Club (fundraisers, Trick or Treat in the Park, etc.). Residents can also reserve the covered picnic area for their own private events through the Pender County Parks & Recreation Office. Stretching from U.S. Highway 17 east to the Intracoastal Waterway is the diverse community of Olde Point, which has been a landmark of Hampstead, NC, since the 1970s. Don’t let the age of this community scare you, because many homes have been renovated since they were built. If you’re looking for low maintenance townhomes, starter homes, spacious golf course homes, luxury waterfront properties, or even a lot to build on, this community has it all. That’s why Olde Point remains to be a community in demand.
When you first drive into Olde Point, past the bustling club house and golf course dotted with golfers, you get the feeling this is a very active community filled with people who love to socialize. As you move further into the residential areas, closer to the waterfront, you discover there’s an elevated level of privacy surrounding each home. If you want space between you and your neighbors while still receiving the benefits of a homeowners association and community amenities, this is a great place to start looking.

The ramp is maintained by Harbor Village, and they charge residents an annual fee for maintenance. The storage area is also an annual payment – a lease option offered when space is available.

Olde Point does have an HOA that charges a monthly fee for maintaining public spaces and covering administrative fees, legal fees (when covenants are broken), and keeping the residents informed. Sure to please anyone, there’s a wide range of prices and home styles available in Olde Point. Located off Sloop Point Road in Hampstead, North Carolina, is a small, private community called Middle Pointe Village that’s sure to please buyers looking for a water access community on the Intracoastal Waterway (ICWW). With a private dock and boat ramp, residents of Middle Pointe Village are able to enjoy the beauty of the local waters. Boaters can travel down the ICWW to Topsail Beach and Surf City, or explore the wildlife of the nearby creeks. There’s also a gazebo for enjoying the gorgeous sunrises over the water.

Middle Pointe Village consists of mid-priced homes, many with custom details, including extensive trim, stately columns, built-in shelving, wood inlays, crowned cabinets, solid surface countertops, marble, trey ceilings, etc. Most of the homes here are of the Traditional style with formal dining rooms, home offices, family rooms, and first-floor master suites. Three to five bedroom home are the norm with a minimum of three baths. Some homes include additional quarters (in-law suites) and views of the marsh front, and all are located on large lots ranging from just over half an acre to almost two acres.

Would you like to be located in a small, private community with deeded water access? Then, you’ll want to take a look at The Heritage in Hampstead, NC. This new community is located off of Washington Acres Drive on Heritage Way and only has 12 homesites. The homes are built by Southeast Custom Homes and they have a 2-home rule for each plan, so the neighborhood doesn’t look cookie cutter. They also promise to make the custom touches so different that 2 homes with similar floor plans are unique.
Just down the road off Hughes Road is a private boat ramp on Mill Creek. Residents of The Heritage have deeded water access and can use the boat ramp for a small fee. Built around the Belvedere Golf and Country Club, the first section of this development began in the 1970s. They’re now up to 6 sections with multiple builders. As a result, the community offers a diverse selection of homes ranging from resale to new construction, including golf course front, Intracoastal front, and lakefront homes, as well as homes with Intracoastal views. Listings currently range from the low 100s to million dollar luxury homes, so there’s something for everyone!
