Are you looking for new construction homes outside Wilmington city limits? Just off Castle Hayne Road is a brand new community from Bill Clark Homes called Hanover Lakes. This community is centered on a 14-acre lake with a waterfront gazebo and kayak launch. Many homes will have the benefit of waterfront lots and water views, and those that don’t will be able to enjoy the lake from the common areas, like those around the clubhouse and swimming pool.
The first build phase has 61-62 homes. When complete, the entire community will have 230 homes. The complete list of amenities include: a clubhouse, swimming pool, expansive sundeck, waterfront gazebo, kayak launch, open air cabana, lakefront picnic and grilling area, and sidewalks that run throughout the community.
Hanover Lakes features two styles of home plans – Cottages and Estates. The Cottages will have large front porches, rear access garages, 12 home plans starting in the $220s, and multiple elevations to choose from so you never have to worry about your home looking like someone else’s. The Estates will be situated on larger lots with front access garages to make way for larger back yards. There will be 8 home plans in the $250s to choose from that will also have multiple elevations to provide the community plenty of variety.
The homes are built on an elevated concrete slab with James Hardie Color Plus Siding. Buyers have a choice of premium dent resistant fiberglass painted front doors and an Overhead steel garage door. Low E vinyl windows with screens are included and have decorative trim. The roofs are made with fiberglass, mildew resistant, architectural shingles with a lifetime guarantee, and sod and irrigation is included up to 30 feet from the rear corners of the home.
Standard interior features include 36” stained cabinets, laminate kitchen countertops, crown molding, decorative cabinet hardware, stainless steel appliances, marble bathroom countertops, prefinished hardwood flooring in foyer, carpet in main living areas, vinyl flooring in kitchen and bathrooms, brushed nickel or oil rubbed bronze fixtures, low maintenance fiberglass tubs and showers, recessed lights in the kitchen, ceiling fan in master bedroom, wainscoting, ventilated shelving in closets, soft finish interior paint, and decorative interior doors. Each home plan has optional features to choose from, including bonus rooms, sunrooms, fireplaces, built-ins, screened porches, front porches, third floors, and additional kitchen and master bath layouts. Some standard features are dependent on the existence of these optional features.
Hanover Lakes is a natural gas community, which is just one of the energy and cost saving features. The homes also include radient barrier roof sheathing, a protective layer of weatherization between wall and exterior siding, a 50 gallon water heater (natural gas), a 15 SEER high-efficiency heat and air system, R15 wall insulation, and R38 ceiling insulation. Additionally, each home has an independent HERS Index rating established by a third party.
At the time of this post, Hanover Lakes is zoned for the Wrightsboro Elementary School, Holly Shelter Middle School, and New Hanover High School District.
